Where the buyer came from
The home sold to a buyer from inland North Carolina, brought by a cooperating agent at another luxury brokerage, one who found the listing the ordinary way, on the MLS.
That detail is the argument. The agent who brought the buyer works for a company on the other side of the industry's current debate about private listing networks. He found this home because it was published where every agent could see it. Had it been marketed quietly inside our own network first, the sale that closed in eighteen days is a sale that happens later, for less, or not at all.
Wide advertising built the audience. Public listing delivered the buyer. Both mattered. Neither would have been enough alone.
